Velero invests in the redevelopment of a complete housing estate

When Velero took over the "Ulmensiedlung" in July 2016, the residential complex, which is located in green surroundings yet close to the city center, was hidden behind gray and aged facades, incorrectly parked cars and unkempt green spaces.

Many of the tenants, many of whom have been loyal to the complex since the 1970s, wanted their buildings, whose advantages they appreciate, to regain the aura for which they once moved here.

 

So in 2018, after extensive planning, the start of the redesign began. Today, in summer 2020, a completely different picture emerges. The buildings shine in summer colors and also provide a friendly ambience in the darker season. After parking their cars in one of the 75 parking spaces created, tenants reach their apartments via freshly renovated stairwells.

Freshly renovated inside and out

Vacant apartments are being completely renovated by Velero. In addition to new floors, doors, ceilings and walls, the colloquially called "Gelsenkirchen Baroque" will be eliminated in the bathrooms. Instead, a nicely renovated bathroom with daylight will be available in the new home. Of the 170 residential units with their spacious 2 and 3-room apartments, 3 are still available to new tenants today.

Tenants and prospective customers can directly meet the care taker in the tenant office in the housing estate (Ulmenstr. 63). During regular office hours, the property manager is also on site and can take care of tenants' concerns directly.​

Since the takeover of the "Ulmensiedlung" residential area with a total of 170 units by Velero in 2016, the vacancy rate has been decreasing continuously.

The real estate manager, who owns about 10,000 residential and commercial units nationwide, has once again proven in Hagen that they are capable of redesigning residential areas and can thus provide tenants with a high quality of living.
